How to add Individual Sales

This function allows you to add individual sales at a Project level. You will be able to input all of the buyer's information, Sale information and the solicitors.


To add individual sales, you need to follow these steps.

  • From the left-hand side menu, expand the Project menu item and then click the Project you want to sell.
  • Select the property.



  • After clicking the property, click Sell this Property.


Basic Sale Information

  • Project - Name of the project
  • Property - Unit number
  • Status - Reserved, Exchanged Conditional
  • Owner Occupier or Investor - Buyer Type
  • Foreign Sale - Yes or no
  • Sold by (Primary Salesperson) - Type and search the name of the Agent
  • Sold by (Organisation) - Type and search the name of the Organisation
  • Evidence of Sale - upload one or more documents of supporting evidence for this sale here


Purchaser(s) Details

  • Full Name
  • Contact Info
  • Preferred Name
  • Date of Birth
  • Foreign Purchaser


Click Add Another Purchaser if there are more than 1 owner.



Deposit Details

  • Deposit Amount
  • Date Due - dd/mm/yyyy
  • Date Received / Receipdted - dd/mm/yyyy
  • Type - Reservation Deposit, Trust Deposit, Bank Guarantee, Deposit Bond
  • Payment Account
  • Comment
  • Deposit Evidence - upload a document supporting the deposit



Purchaser's Conveyancer/ Solicitor Details

  • Person Full Name
  • Person Contact Info
  • Company Name
  • Company Contact Info
  • Address


Click RESERVE PROPERTY to save


How to edit an Individual Sale

This function allows you to manage existing Sales information in Property Shell. You can update all the information here 


To edit the Sale, follow these steps

  1. From the left-hand side menu, expand the Projects menu item and then click the right Project
  2. Search for the Property you want to edit and click it



        3. Click the second Tab which is Sale then click the small pencil



General

  • Sales Status - Reserved, Exchanged Conditional, Exchanged Unconditional, Settled
  • Sub Status - Reserved, Exchanged Conditional, Exchanged Unconditional, Settled 
  • Buyer Type - Owner Occupier, Investor
  • Foreign Sale - Yes or No
  • Purchaser Residence
  • Sold By (Primary Salesperson) - Type and Search the Agent
  • Sold By (Secondary Salesperson) - Type and Search the Agent
  • Sold By (Organisation) - Type and Search the Organisation
  • Lead - Lead Name


Contract

  • Name On Contract - Purchaser Name
  • Purchaser Type - Company/ Super Fund/ Trustee or Person
  • Colour Scheme
  • Contract Location
  • And Or Nominee - Yes or No
  • Solicitor Reference


Pricing

  • Base Price - Refers to the contract Base Price excluding packages and variations.
  • + Variation In Contract
  • + Packages In Contract
  • Original Contract Price
  • Total Purchase Price
  • - Purchaser Payments
  • Total Balance Payable


In Pricing, you can only change the value of Base Price because all of the following is automatically calculated by the system base in the variations, Packages and Purchaser Payments if any.



How to Cancel a Sale

This function allows you to cancel an existing sale in Property Shell. You can also change the status of it to release or not release and add the cancellation reason.


To cancel a sale, follow these steps:

  1. Expand the Projects menu item from the left-hand side menu and then click the project which has the property you want to cancel.
  2. Search for the property you want to cancel and click it.
  3. Click the second tab which is Sale.
  4. Click Cancel Sale



        6. A pop up will appear confirming your cancellation.

        7. Set the Status of the property after the cancellation and enter the cancellation reason.

        8. Click Set Sale To Cancelled.
