Integrating Property Shell With RealCommercial.com.au

Overview


Real Commercial acts as a centralised hub for customers seeking properties and for agents to list their properties and more for their commerical related projects.


Direct API Integration


Property Shell can integrate directly with Real Commercial through their API, utilising the same system and installation process as realestate.com.au.


To enable direct integration with Property Shell and ensure all your leads flow seamlessly, navigate to Settings > Integrations > realestate.com.au and follow the provided instructions.


It's important to note that when an account is connected all leads from this account will feed into Property Shell using this method. You can utilise the allow block rules in this instance to only allow certain inquiries to come into Property Shell however this is generally not a suitable solution if you are a property developer wanting to connect  an account owned by a sales agent working with you where that agent controls the RealCommercial.com.au account. This is because real set agents may have other listings associated with this account that they may not want to feed directly into Property Shell.


Integrating Via The Lead Mailbox


An alternative would be to Forward any email Inquiries from real commercial directly into Property Shell's lead mailbox. The lead mailbox can be accessed under Settings > Integrations > Lead Mailbox.


Agents have the option to enter one or more email addresses into their email field, using a comma as a separator. For instance, they could include the email test@test.com, test2@test2.com as an example.


Other Considerations


It is common that a sales agent has listings that are not associated with the property developer they're working with and do not want to have all of the listings feeding into the account of the developer within Property Shell.


In this case there are limitations with RealCommercial/RealEstate.com.au to consider with automated lead enquiry notifications:


  • Real Commercial lacks the capability to restrict email notifications to only come from certain listings. The notifications are issued on a per agent basis. This means if an agent has unrelated listings, notifications will still be forwarded and processed by the Property Shell email address.
  • To address this, a white/blacklist approach within Property Shell could be implemented. However, managing this list may become unmanageable with a large number of listings.  It also means that Property Shell and the administrator of your Property Shell account (in this case the "property developer") can control these allow/block rules (which the agent who holds the RealCommercial.com.au account may not want).
  • An alternative method involves having agents (in this example) creating forwarding rules for specific emails, ensuring only relevant leads reach Property Shell. This would mean that an email would flow from realcomercial.com.au through to the agents individual email address and from there, an automatic forwarding rule would only send specific enquiries to the Property Shell lead mailbox account (xxxx@mail.propertyshell.com).
  • Lastly, if none of these are options, we do see some customers setting up separate RealCommercial.com.au accounts that hold specific listings only. That way, they can safely integrate with Property Shell and know that only enquiries for those listings associated with that account will feed into Property Shell.
